There’s so much new construction in the BCS area, how do I go about building a new home?
There are typically 2 options when building a new home.
- You can purchase your own lot and then select a builder to build on that lot. This option gives you greater flexibility when it comes to choosing a builder and location, but can end up costing you more in closing costs because the lot and home are closed separately.
- The second option is to select a lot that has already been purchased by a builder and enter into a contract with that builder. This option will allow you to have fewer closing costs and typically requires less of a down payment compared to most land loans, which typically require at least 20% down. The downside of this option is that you will be locked into that builder. If you realize that you don’t really mesh well with that builder, you won’t be able to keep the lot and just find someone else to build there. If you’re wanting to be in a particular neighborhood, you may already be limited to the builders building in that neighborhood. I represent the developer for Austin’s Colony, which is an amazing neighborhood by the way, and we have both builders and individuals that purchase lots. However, in most urban subdivisions, the builders are the ones purchasing most of the lots.
